Concrete in Sandpiper Bay, Southbend & River Park

Concrete for Sandpiper Bay, Southbend and River Park — the original Port St. Lucie

The first neighborhoods General Development built along the St. Lucie River in the 1960s and '70s. The oaks are huge, the slabs are original, and the pool decks sit a few feet from a seawall.

Quiet Port St. Lucie residential street with single-story block homes, palms and a canal

Southeast Port St. Lucie along the river — River Park at the north end, Sandpiper Bay around the old country club, Southbend on the North Fork, and the streets off Westmoreland, Prima Vista and Port St. Lucie Boulevard between them — is where the city started. General Development sold these lots in the early 1960s and the homes went up through the '70s and '80s: concrete-block ranches on quarter-acre lots, many on the water, with the live oaks and slash pines left standing. The concrete is the same age. Driveways poured in 1972 have cracked and sunk where the sand washed out; walks have been lifted by sixty years of oak roots; pool decks have settled toward the seawall; and the swale aprons were never built for today's trucks.

This is the part of the city where we do the most replacement and leveling: driveways rebuilt on a compacted base with a proper swale crossing, walks re-routed around the roots that lifted them, pool-deck sections replaced and the whole deck resurfaced, seawall-side slabs poured with drainage away from the cap, and foam lifting for the slabs that are still in one piece. Port St. Lucie permits the apron at the swale and any slab tied to a structure, and we pull it; there's rarely an HOA. Tight lots and big trees mean pump trucks and careful staging, and both are in the price.

Questions from Sandpiper Bay, Southbend & River Park homeowners

My 1970s driveway has sunk in the middle — replace or lift?

If it's a few big pieces, foam lifting brings it back to grade in a morning for a third of the cost. If it's cracked into a mosaic or the surface has spalled, replacement on a proper base is the honest answer. We'll show you which.

The oak roots lifted my front walk — can you fix it without hurting the tree?

Usually. We re-route the walk, bridge the roots with a thicker reinforced section, or set a root barrier where an arborist says it's safe. We don't cut a mature oak's roots to pour a flat walk.

Can you pour a pool deck next to a seawall?

Yes — with drainage sloped away from the seawall cap, expansion joints at the cap, and no load on the wall. We look at the seawall first; if it's failing, that's the job to do before the deck.

Do I need a permit in River Park?

For the apron where the driveway crosses the swale and for any slab tied to a structure, yes — Port St. Lucie issues it and we pull it. A patio on your lot generally doesn't.

Is there an HOA?

Rarely, in these original neighborhoods. Sandpiper Bay's club-side streets are the exception; we check.
