Concrete in Torino & PGA Village

Concrete for Torino and PGA Village — northwest Port St. Lucie

The 2000s boom built Torino in five years and PGA Village around three golf courses. The driveways from that rush are cracking now, the lanais are being extended, and every community has an approval form. We handle all three.

Freshly finished textured concrete pool deck inside a screened enclosure at a Port St. Lucie home

Northwest of the Turnpike, Port St. Lucie turns into Torino — the big grid of quarter-acre lots off Cashmere and Torino Parkway that filled with new homes between 2002 and 2008 — and PGA Village, the gated golf community off Reserve Boulevard with its own architectural review. Torino's builders poured thin, unreinforced driveways on sugar sand in a hurry, and twenty years of sprinkler water, rust-stained well irrigation and truck traffic have cracked the aprons and settled the slabs at the garage. PGA Village's homes are a little older and a lot more particular: pool decks under big screen enclosures, lanai extensions, and a review board that wants a drawing before anything visible from the street changes.

Our northwest-PSL work is driveway replacement and widening built with a compacted base and reinforcement the originals never had, pool deck extensions and cool-deck resurfacing, lanai and patio slabs, boat and trailer pads in Torino's side yards, walkways, and polyurethane lifting for slabs still worth saving. Port St. Lucie permits the driveway apron at the swale and any slab tied to a structure; PGA Village and the other gated communities want a submittal. We pull the one and prepare the other, and we pour early in summer.

Questions from Torino & PGA Village homeowners

Why are all the 2005 driveways in Torino failing at once?

Same builders, same years, same method — 3½ inches with no steel on sand that was never compacted. Add rust-stained well water from the sprinklers and heavy trucks and they fail on a schedule. We replace them with a base, fiber and rebar so the next twenty years look different.

Does PGA Village have to approve a driveway extension?

Yes — anything visible from the street goes through architectural review. We prepare the drawing and the materials sheet with the estimate; approval usually takes a few weeks.

Can you extend my lanai slab inside the screen enclosure?

Yes, matched to the existing height and finish and doweled to the old slab. If the enclosure has to move, we coordinate with the screen contractor.

Do I need a city permit for a boat pad?

Not for a pad on your own lot, generally — but the apron where the pad meets the swale does, and any slab tied to a structure does. We tell you which applies.

What can I expect from well water on new concrete?

Rust stains within a year if the sprinklers hit it. A sealer helps; aiming the heads helps more. We seal every driveway we pour and tell you how to keep it clean.
