Terms that go with every job

What we promise, what we ask of you, and what counts as normal concrete rather than a defect.

Normal concrete versus a defect

Every slab cracks eventually. Joints, steel and a well-prepared base decide where, and we plan all three. Fine shrinkage cracks, shade differences from one pour to the next, and small changes in surface texture come with the material and aren't defects.

What does count as a defect: cracking that goes through the slab structurally, one side of a joint sitting higher than the other, and water that pools against the house. If any of those appear inside the first year after completion, we put them right at no cost. For overlays and coatings you get the maker's warranty on top of our own one-year workmanship warranty.

Curing, traffic and weather

A tropical system, lightning or plain rain can move a pour to another day. Once the concrete is down, keep cars off the fresh flatwork for a full seven days, and keep heavy vehicles and trailers off it for 28 days. We leave curing and sealing instructions behind; following them is part of the agreement.

Getting the site ready

Before any digging we call Sunshine 811 so public utilities get marked. Private lines are yours to point out: irrigation, septic, low-voltage wiring, pool plumbing and propane. On the scheduled day, trucks and equipment need a clear way in. Screen-enclosure panels come out and go back in only if that work is written into the estimate. Sod and plants in the work area get cut and put back, but we can't guarantee they'll survive.

Deposits, balances and extras

Nothing starts until a written estimate carries your signature. We may request a deposit when the pour is large, when culvert materials are involved, or when the finish is stamped or an overlay; the balance falls due when the job is complete unless the estimate sets other terms. If we uncover something the estimate didn't anticipate, such as a crushed culvert beneath the old apron or a low-lying lot that needs fill, we price the extra work in writing before carrying it out.

Website prices and the written estimate

Figures on this site are typical ranges meant for planning. The estimate we write after visiting your property is the price that applies. The visit is free, the estimate is itemized, and the number holds for 30 days.

Permits, right-of-way and HOA paperwork

When a job needs a building permit, or a permit for work in the right-of-way, from St. Lucie County or the City of Port St. Lucie, we prepare the application and file it under our license. The permit shows as a line on your estimate, and the pour goes on the calendar once approval comes through. Sign-off from a homeowner association is the owner's responsibility; we hand over the drawing and whatever specifications the committee asks to see.

Who stands behind the job

Port St. Lucie Concrete Co. operates locally out of Port St. Lucie, Florida. The crews who pour and finish are licensed and insured at state level in Florida and locally in St. Lucie County. Their insurance includes general liability coverage and workers' compensation. Ask and you'll have the license number and a copy of the certificate of insurance in hand before work begins.
