Compacted base, thickened edges, fiber plus steel set deep with full cover, slabs built up above the wet-season water line, and everything sloped to drain. It costs a little more than the builder's spec and lasts three times as long.

Say the honest thing
If a cool-deck overlay will fix it, we won't sell you a new deck. If foam will lift it, we won't sell you a tear-out. If it's a foundation problem, we'll say it isn't our trade.
