Every week we look at a Port St. Lucie driveway that's dropped two inches at the apron, a pool deck tilting toward the water, a walkway that's become a trip hazard, or a slab with rust stains bleeding through the surface. On sand, the cause is almost always water moving the base: a swale overflowing into the apron, a downspout, a sprinkler line, splash-out beside a pool. On the east side and the barrier island, it's also salt air rusting steel that was set too close to the surface — the rust expands and pops the concrete off in flakes.

There are three honest answers. If the slab is in one or two pieces and just sunk, we lift it with polyurethane foam through dime-sized holes: done in a morning, walk on it that afternoon, a fraction of replacement. If a section is broken but the rest is sound, we cut out and replace it with dowels into the neighbors and match the finish. If it's cracked into a jigsaw, spalling from rusted steel, or poured so thin you can see through it, foam is throwing money at it — we tear it out and pour it right. We'll say which one on the first visit, and we fix the water problem at the same time so it doesn't come back.

Is it cheaper to level or replace?

Lifting is 25 to 40 percent of replacement when the slab is sound. If it's in many pieces, spalling from rust, or under three and a half inches thick, lifting won't last and replacement is the cheaper choice over ten years. We'll price both when it's close.

How long does foam leveling last?

The foam is permanent — it's closed-cell, waterproof and doesn't shrink. What can change is the sand under it if the water problem isn't fixed, which is why we fix the drainage at the same time. Most slabs we lift stay put indefinitely.

Can you lift a pool deck without removing the screen enclosure?

Yes. The hose reaches from the trailer, the holes are five-eighths of an inch, and the cage stays where it is. It's the usual fix for a deck tilting toward the pool.

What are the rust stains on my concrete?

Steel too close to the surface rusting in salt air, expanding and cracking the concrete above it. We chip back to sound concrete, treat the steel, patch and overlay — or replace the section if it's widespread.

Do you fix house foundations?

We repair slab-on-grade flatwork — driveways, decks, lanais, walks, garage floors. Lifting or underpinning a house foundation is a different trade with engineering behind it; if that's what you're describing we'll say so and point you to a foundation company rather than sell you the wrong fix.
