Concrete work in Tradition, done to the HOA's rules
Every Tradition village has an architectural review, a list of approved finishes and a form — and a lot of homeowners who want a bigger lanai. That's most of our work here.
Tradition is the master-planned west side of Port St. Lucie along I-95 and Tradition Parkway: dozens of villages — Vitalia, Telaro, Del Webb, Valencia Cay, Bedford Park, Heritage Oaks, Town Park, Victoria Parc, Manderlie, Emery, Kenley and the rest — built since 2005, most of them under a village HOA plus the master association. The houses are new, so the concrete work is upgrades rather than replacements: extending the lanai slab out into the yard for a bigger patio or a future screen room, resurfacing a builder pool deck that's already hot and stained, adding a stamped patio or fire-pit pad, widening a driveway by two feet so two cars fit, and — the big one in Del Webb and Vitalia — pads for generators and golf carts.
Every one of those needs an ARB submittal with the finish, color, dimensions and drainage, and most need a City of Port St. Lucie permit as well. We've done enough Tradition submittals to know what each village's committee approves; we prepare the packet, and we pour to the approved drawing. Access is easy, the lots are flat, and the soil is fill over sand — good for concrete as long as it's compacted.

Questions from Tradition homeowners
Does Tradition allow lanai extensions?
Yes, with ARB approval — most villages allow a slab extension within the setbacks, and the screen enclosure over it is a separate approval. We submit the slab and coordinate with your screen contractor.
How much does a lanai extension cost in Tradition?
$9 to $13 per square foot for a broom-finished slab matched to the existing lanai, so $2,700 to $4,000 for a typical 12-by-25 extension; stamped $15 to $22. The city permit and the ARB packet are included in our quote.
Can I widen my driveway?
Usually two to four feet, within the village's rule on driveway width and the city's rule on impervious area. We check both before quoting.
Do you handle the HOA paperwork?
Yes — that's most of the value of hiring someone who works here every week. We prepare the submittal, attend if the committee wants a walk-through, and pour to the approved drawing.
