St. Lucie West was Port St. Lucie's first master-planned community, built out from the late 1980s through the 2000s around the ballpark and Peacock Boulevard, and its concrete is at the age where everything comes due at once. Driveways in Lake Forest, Kings Isle, Cascades, Lake Charles, Country Club Estates and the Vineyards have sunk where the sand washed out and cracked into pieces; pool decks are stained, hot and lifted at the coping; lanais are too small for how people use them now. Most of the neighborhoods have an HOA with approved driveway and deck finishes.

Level it if the slab is in a few large, sound pieces — foam lifting is $800 to $2,500 and a morning's work. Replace it if it's cracked into small pieces or the surface is spalled; a new driveway is $4,500 to $8,000. We'll tell you which on the estimate.

Does my HOA have to approve a new driveway?

In most St. Lucie West communities, yes — Kings Isle, Cascades, Lake Forest and the Vineyards all review finish and color. We prepare the submittal.
