Hutchinson Island runs 20-odd miles from the Fort Pierce Inlet down to the Jensen Beach causeway, split between St. Lucie County and Martin County, and its concrete lives a hard life. Salt spray, storm surge and a water table at the surface attack reinforcing steel and spall surfaces years earlier than they would inland; the 2004 hurricanes and Nicole in 2022 flooded ground floors and undermined slabs; and most of the island's concrete belongs to condominium associations — pool decks, walkways, dumpster pads, garage slabs and drive aisles — that need a proposal, insurance certificates and a schedule around season.

We use air-entrained, low-permeability mixes, epoxy-coated or fiber reinforcement and penetrating sealers on everything east of A1A, and we know the coastal-construction-control-line rules that St. Lucie and Martin County apply on the beach side. For associations we provide the written proposal, phased scheduling so the pool stays open, and the repair-versus-replace assessment that a board can put in front of its owners.

Why does concrete spall so fast on the island?

Chloride from salt spray and surge gets to the reinforcing steel, the steel rusts and expands, and the surface breaks off. Concrete on the island needs a low-permeability mix, coated or non-metallic reinforcement and a sealer to slow it down — which most of the original pours didn't have.

Do you work for condo associations?

Yes — a written proposal with a scope, phased schedule, insurance certificates and a repair-versus-replace assessment the board can share with owners. We're used to season and to the pool-closure question.

Do I need a coastal permit for a pool deck?

East of the coastal construction control line, work needs county coastal review in addition to the building permit. We determine which side of the line you're on and handle the application.

Can you repair rather than replace a spalled deck?

If the delamination is localized and the steel isn't badly lost, yes: chip, clean, coat, patch and overlay. If it's everywhere, replacement with a properly spec'd mix is the better long-term spend, and we'll say so.
