Terms of service

The plain-language terms behind every estimate and job.

Who we are

Port St. Lucie Concrete Co. is a locally operated concrete contractor based in Port St. Lucie, Florida. Concrete work is performed by crews licensed and insured in the State of Florida and St. Lucie County, carrying general liability and workers' compensation insurance; license number and certificate of insurance are provided on request before work begins.

Estimates

On-site estimates are free, itemized and valid for 30 days. Prices on this website are typical ranges for planning only; your written estimate governs.

Permits and approvals

Where a City of Port St. Lucie or St. Lucie County building permit or right-of-way permit is required, we prepare and submit the application under our license and it is listed on the estimate; work is scheduled after approval. Homeowner-association approvals are the owner's responsibility; we supply the drawing and specifications the committee asks for.

Contracts, deposits and payment

Work begins only after a signed written estimate. A deposit may be required for larger pours, culvert materials and stamped or overlay work; the balance is due on completion unless the estimate says otherwise. Change orders (for example, a crushed culvert discovered under the old apron, or fill required where the lot sits low) are priced in writing before extra work proceeds.

Concrete

Concrete cracks. We control where it cracks with joints, reinforcement and base preparation, but hairline shrinkage cracks, color variation between pours and minor texture differences are normal and are not defects. Structural cracking, offsets at joints and drainage that ponds against the house within one year of completion will be corrected at no charge. Overlays and coatings carry the manufacturer's warranty plus our one-year workmanship warranty.

Weather and curing

Pours are weather-dependent and may move for rain, lightning or a tropical system. The owner agrees to keep vehicles off new flatwork for seven days and heavy vehicles and trailers for 28 days, and to follow the curing and sealing instructions we leave.

Site conditions

The owner is responsible for identifying private irrigation, septic, low-voltage, pool and propane lines; we call Sunshine 811 for public utilities before digging. Access for trucks and equipment must be available on the scheduled day; screen-enclosure panels are removed and replaced by us only when the estimate says so. Sod and plantings in the work area are cut and replaced but not guaranteed.
