Financing for driveways, pool decks and slabs; what insurance does and doesn't cover; and how combining jobs saves money.
Financing
Most driveways, pool decks and lanai extensions land between $3,000 and $12,000, and a lot of homeowners spread that out. We work with a national home-improvement lender: apply on your phone, soft credit pull to pre-qualify, terms from a 12-month same-as-cash promotion to a 10-year fixed loan, and the funds are paid to us when the job is done and you've signed off. A HELOC is usually cheaper if you have one; a card is fine for a repair or a leveling job.
Insurance
Settlement, washout and cracking are excluded on nearly every Florida homeowners policy — concrete that sinks is a maintenance issue in the insurer's eyes. What can be covered: a driveway damaged by a vehicle or a falling tree, a pool deck damaged in a named storm, and in some cases scour and washout under a flood policy after a flood event. If your damage came from an event, we photograph and document it for the claim.
Saving money honestly
- Combine jobs. Driveway and pool deck, or walkway and pad, in one mobilization saves 8–12 percent.
- Resurface instead of replace when the slab is sound — a third to a half of the price.
- Lift instead of replace a sunk driveway in large sound pieces.
- Broom finish where nobody will see it; save the stamped concrete for the patio.
- Fix the water — a $150 sprinkler adjustment protects a $6,000 driveway.
What we don't do
- Take full payment up front, or cash-only deals.
- Skip the permit to save you the fee — it comes back at resale.
- Pour on a raked base to hit a lower price.
