Resurfacing and coatings for tired concrete
A stained driveway, a peeling painted lanai, a garage floor that sheds dust — if the slab underneath is sound, an overlay or a coating gives it another fifteen years for a third of the price of replacement.
Most of the ugly concrete in Port St. Lucie is structurally fine. The driveway on a 1990s St. Lucie West house is oil-stained and pitted but solid; the lanai has three layers of peeling deck paint; the garage floor was never sealed and dusts onto everything. Replacing sound concrete because it's ugly is a waste, so we resurface it: grind or pressure-clean to a clean profile, repair any spalls and cracks, and apply a bonded cementitious overlay (broom, knockdown or stamped texture) or, indoors and on garage floors, an epoxy or polyaspartic coating that's harder than the concrete it's on.
The judgment call is whether the slab is really sound. Hairline cracks and surface wear resurface well. A slab that's heaving, sinking, or cracked into moving pieces doesn't — the overlay cracks with it — and we'll tell you that and quote leveling or replacement instead. Questions we get about resurfacing & coatings
Can you resurface a driveway instead of replacing it?
If it's sound — no heaving, no sinking, cracks that don't move — yes, at roughly a third to a half of the replacement price. If it's broken into moving pieces, no; an overlay would crack along the same lines within a year.
Epoxy or polyaspartic for a garage floor?
Polyaspartic for a Florida garage: it's UV-stable (epoxy yellows near the door), cures in a day, and handles hot tires better. Epoxy is cheaper and fine in a fully enclosed, shaded garage.
How long does an overlay last?
Ten to twenty years on a driveway or walk with a re-seal every few years; a coated garage floor 10 to 15. The prep is what determines it — a poorly profiled slab peels in months.
Will the overlay match the color of my house?
Overlays take integral color and stains, so yes; we'll do a sample panel.
Why is my concrete pitting near the coast?
Salt spray and the fine aggregate used in some older pours — the surface spalls in little popouts. It's cosmetic until water gets to the steel; a repair mortar and an overlay or sealer stops it.
